Equity West Capital Partners (www.equitywestcapital.com) is a fund manager uniquely positioned to invest in distressed real estate opportunities primarily located on the West Coast. With our ability to source off-market transactions and our streamlined value-add process, we aim to deliver above-market returns with reduced risk tolerance levels. We currently invest through two funds: (1) our Note Fund focuses on note purchases sourced from institutional holders (often the original maker of the note) who prefer to sell the paper at a discount for liquidity purposes or to avoid the logistics of processing a foreclosure, taking a property back, and managing the final disposition of the asset; (2) our Trustee Sale Fund purchases foreclosed residential real property (predominantly single family homes) from trustee sale auctions located at various courthouses in California and Oregon. EWCP’s principals have over 70 years of combined real estate experience and possess the breadth of knowledge, unique understanding of asset valuation, shrewd negotiation skills, and transaction structuring abilities to pinpoint, underwrite, and successfully capitalize on opportunities.
